Report Purpose and Distribution

The purpose of this Annual Report is to provide an overview of the financial position and opera- tions of Frenchman’s Creek, Inc., and a report by each Standing Committee as well as other infor- mation of interest. This Report is being provided to the membership at the March 21, 2015, Annu- al Meeting and mailed to each resident within the community. Additional copies of the Annual Report can be obtained at the POA Office (561) 627-1467. For an individual copy of the Audited Financial Report—April 30, 2014, please contact the Accounting Department at (561)868-6382. President’s Message Accomplishments & Challenges

 Significantly reduced speeding on our roadways over the past year through our new road safety program.

The Annual Report presents a vehicle to review the past year and the challenges for the upcoming year.

 Led the charge against dangerous railroad expansion as a founding member of the coalition against rail expan- sion (CARE FL) including All Aboard Florida, high speed passenger service that is projected to run along Alternate A1A train tracks.  Initiated pickleball competition for members with the conversion of one tennis court. This racquet game is played on a small court and has become quite popular with our membership.  Implemented the Code Red system, a high speed mass notification system to our membership in the event of an emergency either by telephone, cell phone, text message or email.  Conducted three major charity events: Frenchman’s Creek Charity Weekend, Men’s Health Day (benefiting Jupiter Hospital) and Frenchman’s Creek Women for Cancer Research event (benefiting Scripps Research Institute), raising over $700,000 in total from our gen- erous membership.  The Speakers Series, talks and lectures by outside speakers on diverse topics such as, world events and conflicts, the world of purchasing high-priced art, the history and management of a major media outlet, The Washington Post, etc. This Series has been put togeth- er and hosted by one of our members, Martin Krall, and has attracted large audiences at each event.  Foreign Language Film Night, an evening showing of foreign films put together by Debbie Hornstein. This event has become very popular with weekly showings during season to accommodate all members wishing to attend.  Constructed two Bocce Ball courts for members.

Accomplishments: 

South Golf Course improvement project including re- grassing was completed on time and on budget and has been well received by golfers.  The short game golf practice area was completely rede- signed in order to provide golfers with a more realistic representation of the golf course conditions and the playing environment in which to sharpen their skills.  Substantially improved the appearance and functionali- ty of the covered breezeway between the Main Club- house and the Pro Shop by replacing the canvas awning with a permanent roof and architecturally designed ceiling. The breezeway runs from the POA office around past the ladies card room.  Enhanced the appearance of the East entrance to the 19 th Hole dining venue by adding a fixed roof Porte Cochere. The new structure provides shelter from the elements and features a complimentary architectural style with the fitness center.  Provided sheltered walkways to the Clubhouse by re- positioning paths on both sides of Pro Shop building to take advantage of the roof overhang.  Eliminated a likely source of water damage to the Clubhouse by replacing the tiles and waterproofing the upstairs walkway from living room entrance around to Sports Bar.  Dramatically improved the acoustics in the East and South patios of the Grille through the installation of acoustic noise suppression systems.  Continued upgrading of our well used conference rooms including the décor, state-of-the-art computer boards, upgraded telephone systems, state-of-the-art teleconferencing systems.

 Maintained a strong debt-free balance sheet with ample funds in our Capital Investment account.

Looking Ahead: 

 The above listed accomplishments are the result of dedicated hard work by our many committees and their chairpersons.  Please take the time to read through all of the com- mittee and club reports to fully appreciate the extent of members involvement and their contributions to the success of our community.  I would also like to recognize our retiring Board members, Ruth Krall and John Hecht, both well deserving of our appreciation for their years of dedi- cated service. I would also like to acknowledge our Board of Gover- nors which works extremely hard to exceed expectations with respect to vision and planning and caring for the community, as well as providing guidelines to executive management; Our management team led by Achal Goswami, who an- ticipates the community’s every need and firmly estab- lishes and reinforces the highest level of service culture throughout the staff and service departments. The entire staff who works tirelessly to maintain ser- vice levels that are the envy of all other clubs and which very often even exceed our own expectations.

Continual upgrading and refurbishing of the Clubhouse to be sure it is a first class facility and meets the ever chang- ing needs of our membership.  Investigating and planning for a new Porte Cochere at the main entrance to the clubhouse with expanded addition- al lane to ease entry and departure, golf cart parking area, and larger and climate controlled waiting area.

 Resolving the parking situation at the clubhouse.

Continued planning for the Beach Club.

 Addressing the continuing problem of cost and availabil- ity of employee housing.

We live in a community that has the finest amenities, services and facilities in South Florida. We have to be certain that we keep it that way and stay well so we can enjoy that which is available to us.

Improving the quality of lifestyle of our members continues to be the primary goal of the entire staff. Frenchman’s Creek is committed to leading the way in keeping our recreational and related activities vibrant, attractive, and responsive to the membership.

The Nominating process began on November 12, 2014, with a random selection letter to 150 members. A second random selection was made out of the twenty-four (24) members interested, with the first fifteen (15) forming the 2014/15 Nominating Committee. An organizational meeting was held on December 19, 2014, to conduct the first order of business. This year, there were three incumbent Board members who were eligible, all of which decided to run for a second term. Eleven (11) interviews were conducted over a 2-day period with all having impressive backgrounds. Deliberation was held after the final interview and five candidates were nominated by the required 2/3 majority vote of the Nominating Committee. The candidates nominated by the Nominating Committee were: Richard Fleisher, William Gersten, William Hait, Jonathan Nelson and David Rosenblatt.

The nominating process also allows for forty members in good standing of the Association who are not on the Nominating Committee to also nominate a candidate for election to the Board of Governors by petition. The petition process ended on February 5, 2015, with one petition filed nominating Marvin Zucker to the Board of Governors.

The ARB was busy this year with New Construction. Estate homes are being bought and leveled to the ground. The new construction is taking about 1 to 1 1/2 years to rebuild. Deal- ing with the new construction and issues with parking and the amount of cars and trucks at the construction sites a new set of Construction Rules and Guidelines have been established

We approved 18 applications and took in $20,356 in applica- tion fees for the 2014/2015 season.

Remember to submit an application to the ARB Committee for any exterior changes, shutter installation, paint and Land- scape changes.

We still have 1 lot inside the community which will also see new construction.

Andrew Taylor and his engineering staff, Boyd, Roosevelt, Bernard, Darren, Jose, Tom and Prophet did a great job in creating walls, partitions, and lighting to accentuate all the beautiful artwork.

On January 23rd and 24th, Frenchman’s Creek had our 22nd Art Expo Exhibition. Our theme this year was “Art of My Heart". A color theme of red, pink, and purple was chosen. We enjoyed viewing wonderful Art from our members, and once again invited our staff to share their Art Talents. We included the work of members who are participating in Art therapy classes, and the work of artists who have since passed away. It was a great success and everyone enjoyed seeing the CreHEARTivity of members and staff. We enjoyed seeing all our members add red, pink, and purple to their attire to add to our "Art of My Heart" theme. Both evenings began with an open-bar cocktail hour with delicious hors d’oeuvres. The members enjoyed walking around viewing all the interesting Artworks. It was fun meet- ing the Artists and chatting with them about their Art crea- tions. This was followed by a fabulous four course dinner, with dancing to a six piece band that featured a female vocal- ist. Everyone enjoyed this artistic event.

Our Art Curator, Kelly Luchini did a fantastic job in setting up the art works professionally and esthetically for all to enjoy.

Many thanks to Chef Bernd Linsenmayer and his culinary staff Martin, Jasmin, and Chris, and to the Food and Beverage Department: Ashish Sethi, Kyle Hatakeyama, Christine Misiano, Sue Govender, Darren Johnston and Nadja Krieger. A personal thank you to Andrea Ile, without whose help this large undertaking would not have been so successful. The Beach Club Facility is one of our Premier facilities at Frenchman’s Creek. It’s what sets us apart from all other clubs. Lunch service offers casual beach side dining six days a week, as well as, a wonderful Sunday brunch. The dinner service continues to be very popular with our members offer- ing dinner five nights a week.

The poolside cabana seating area continues to be well used by members and families, new chaise lounges and umbrellas were purchased for the season. The beach also had new chairs and umbrellas purchased for member use providing enough seating for all. Popular recreational amenities of surf fishing, power walks, swim classes, yoga classes on the beach continue to grow in popularity with members. We continue to work to improve the beach club facilities to ac- commodate the needs of all members and look forward to a great year ahead.

Our ladies and men’s teams did very well and look forward to an- other great Bridge season

Bridge playing at Frenchman’s Creek continues to be very popular with two sanctioned ACBL duplicate bridge games on Tuesday evenings and Friday afternoons, as well as daily social bridge games. The ladies and men’s card rooms are in constant use and many other areas in the clubhouse are being used to accom- modate our growing bridge program, including the Main Dining Room, Living Room, Lounge and Sports Bar area.

We hope our members will continue to enjoy our bridge program and we encourage new member participation as well.

As always, our thanks to the entire Food & Beverage staff who make all our card games more enjoyable.

Hank Rosely has done a great job directing our friendly du- plicate bridge games.

Phillip Alder has returned this year to teach intermediate and advance intermediate bridge classes. These sessions are very well attended and our members found the lessons to be excel- lent.

FRENCHMAN’S CREEK LIFE Our “communications” at Frenchman’s Creek is very busy every year providing the membership with all the last minute news, activities and upcoming events of our community.

The Communications Committee consists of our two television channels under Frenchman’s Creek Television or FCTV, and our month- ly newsletter FC LIFE (Frenchman’s Creek Life).

We thank Dr. Barry Fenner for designing our FCTV logo.

FCTV FCTV, Frenchman’s Creek’s television station, has had it’s channels changed over the years but it is now settled on channel 999 on the television sets with the boxes for the regular video programming. Channel 998 on the same sets is used for the electronic bulletin board which contains information of interest to the community with easy listening music as the background. It is also used for long format programming, such as town meetings or special events that are longer than one hour. You can also get FCTV on your sets without the box. Channel 15 has what is shown on channel 999 and channel 16 carries channel 998’s programming. At this time we carry the same programming every hour on the hour for one week with new programming starting on Friday, however, with our new equipment it is possible to add or delete programs and information during the week. Golf tips, fitness tips and tennis tips are part of our regular programming. Some of our other regular programs shown throughout the month are Cooking with Es starring Ellen Buscemi and Ethel Schultz and their resident guest chefs, Meet the Staff, Meet the Trainees, Meet your New Neighbors and Com- ing Attractions. Golf tournaments and holiday activities are also featured. Frenchman’s Creek Life is the name of our monthly publication as it reflects our daily life at Frenchman’s Creek and what makes our community so special. Our cover differentiates it from other publications and will have the same cover each month. FC LIFE is pub- lished from October until June.

Our columns include: “The Home Front” which mentions who has moved into the community or changed houses in the community. The “Precious Pets,” column depicts our members with their pets and a little story about the pet.

The wonderful column, “Up The Creek,” is our personal column of interesting and memorable happenings in our residents’ lives that they wish to share with everyone. One of our columns reviews past events, so all can know what is happening in our community, and another depicts the winners of the Ladies Golf Tournaments plus an article about the major tournaments. We also have a “Meet your Neighbor” column which highlights new residents to Frenchman’s Creek and our “ Book Nook” column reviewing best seller books.

This year, I am thrilled to report that we have added two new columns. “It’s a Wonderful Life” highlights an activity of the past month and our members’ reactions. The G-G column is about our residents who are Great Grandparents hence—G-G.

I cannot thank my Frenchman’s Creek Life Committee enough for the exceptional and outstanding job they have done this year. The paper continues to get better each year. Our FCTV staff is great, enthusiastic and always looking for ways to expand and bring you pro- grams of interest.

The objectives of the Entertainment Committee include devel- oping and presenting new, exciting, and imaginative evenings that members will enjoy attending. Its purpose is to provide a happy and fun atmosphere through entertainment programs, such as Holiday Happenings and theme décor, that result in community pride. The introduction of the year’s events was organized in a “Season Handbook” given to our community. We updated the graphics and gave a detailed overview of the upcoming year. Aside from entertainment, events of golf, tennis, charity, and special parties were included, enabling all an easy access to the Club’s social activities. Moreover, an illustrative monthly cal- endar format was inserted to make this a multifunctional infor- mation vehicle. We opened the season with a Halloween party with fortune tellers, fun, food and dancing. The Thanksgiving Holiday Sea- son was bigger than ever. Creekers enjoyed the scrumptious food provided by our Executive Chef Bernd Linsenmayer.

Our monthly Cabaret Nights at the Beach Club have been sold out on numerous occasions. Members not only enjoyed the entertainment, but loved the atmosphere and intimacy of a supper club. The Performers Series began this year with a “Tribute to the Eagles” followed by Paul Tanner, a singer and impressionist. On Valentine’s Day, The Beatle Maniacs delivered an exciting true rock and roll experience and a few weeks later the singing group Savannah Jack gave an outstanding performance. Last but not least, the Bronx Wanders ended the series by delivering a dynamic night of entertainment. Our holiday season began with our theme of “Neverland”. Each morning at the 19th Hole, Peter Pan, Tinkerbell and Captain Hook welcomed the little ones with smiles and favors. We had Bobby the Balloon Guy, a petting zoo, scav- enger hunt not to mention our dinner nights with a DJ and themes of “Pirates and Pixies”, “Rock Around the Croc”.

This year’s programming provided us all with great options from world famous comedians to sold out Broadway performers . Our attendance at these functions has grown and the club spirit is soaring. We are looking forward to a New Frenchman’s Show next year, and have begun working on our entertainment pro- grams. Our special thanks to Achal Goswami, Chef Bernd Linsenmayer, Christine Misiano, Cindy Teyssedou, Chef Ernesto Cervantes, Andrea IIe, Ashish Sethi and the entire Food and Beverage staff for helping to have made this a fabulous season.

This year’s Carnival was “THE BEST EVER”. We had close to 800 participants with rides, games, exotic inflata- bles, flag football, bungee jumps and a zip line to mention just a few of our attractions. There was fun for all ages… midway foods were provided as well as burgers, hot dogs and vegetarian choices. Each year we learn from the previous one and work at improving whatever is possible. The family New Year’s Eve was themed “Neverland”. The kids and adults loved the DJ, motivational dancers. The Adults Party was sophisticated Supper Club. The décor, thanks to Paula Wolfson, was spectacular. It was a great evening that lasted well beyond midnight.

The major focus for the External Affairs Committee this year has been the effort to oppose rail expansion along the corridor adjacent to Alternate A1A. During the late spring, Frenchman's Creek joined with other communities in Palm Beach and Martin County to form Citizens Against Rail Expansion in Florida (CARE FL). CARE has worked and continues to work hard to oppose the ill-conceived All Aboard Florida project, which, if brought to fruition, will have significant negative impacts on our residents' safety, health and quality of life. We have made great progress in our efforts; All Aboard Florida is definitely not a done deal.

The Committee also hosted a presentation by Mary Jane Range of the League of Women Voters of Palm Beach County. Ms. Range reviewed the ballot initiatives on the November ballot, indicating what both "yes" and "no" votes meant and what the costs of each initiative would be. Her presentation helped those in attendance to better understand the often intentionally confus- ing language of the ballot questions.

 Frenchman’s Creek had a historical high volume of home sales in fiscal year 2013-2014 with thirty (30) homes sold of which twenty-seven (27) were to new members.  Earlier this year the Property Tax Appraiser’s office de- termined that the Beach Club property is subject to prop- erty tax. The Club will have $100K in unexpected prop- erty tax expense for this fiscal year (2014-2015) and a projected expense of $78k for the next fiscal year. I would like to thank the knowledgeable committee members who devote their time and expertise in providing important guidance and oversight to the Club. I would also like to acknowledge the excellent job performed by our management and financial staff.

Enclosed in this annual report are the audited financial state- ments of Frenchman’s Creek Inc. for the twelve months ending April 30, 2014. Our audit firm, McGladrey and Pullen, issued a clean or unqualified opinion on the audit of the Financial State- ments for the fiscal year ended April 2014. The budget vari- ance for the year was a positive $43K on a $30M over-all budget. The Club’s Balance Sheet remains strong and Accounts Receivables are in good order. The Committee and various sub-committees conducted due diligence reviews of the annual operating and capital budgets proposed by management. Results were discussed and recom- mendations were made to the Board prior to approval. The Committee has worked hard on reviewing and analyzing many of the most important issues facing our community and listed below are a few of the highlights:  We ended the fiscal year 2013-2014 with no delinquent member accounts and the same holds true through Febru- ary 2015.

The Fitness & Spa has grown in popularity this season with more members and guests participating in a variety of areas.

Classes: There are 47 classes offered weekly this season. This year’s introductions were chair yoga, additional Pilates reformer class, men’s Pilates reformer class, aqua fusion on Saturday, cardio crunch classes and Prana yoga and body MELT rolling / yoga class. Special workshops were offered as well; bi- monthly Tai-Chi, Full Moon Yoga and Doga. Equipment: New and updated equipment was purchased to satisfy the needs of members. The monthly Lunch and Learn lecture series started in January with the New Year, Nu You philosophy with lectures from local professionals on wellness and nutrition. A revised version of a nutrition challenge was run for 6 weeks this year. Creek Club Recreation Activities: The Fitness Center continued to be the point of contact to organ- ize the holiday activities on property. This year soccer was added as well as new poolside crafts and off site jet ski trips. Retail: Trunk shows continue to be successful and take place twice a month offering a variety of vendors that showcase clothing, ac- cessories, jewelry, purses and more. Our Fitness and Spa Center has so much to offer everyone in the community. Tiffany DeSouza, our Director, continues to do an outstanding job overseeing the daily operations. I would like to take this opportunity to personally thank Tiffany and her consci- entious staff for their ongoing enthusiasm, professionalism and dedication to the facility.

Fitness Team: Our fitness team added 5 more team members, bringing the total to 33 trainers and aerobic staff. The pilates and gyro- tonic team has grown and made them popular alternatives workouts. Spa: The spa team grew in all areas with 7 new massage/ skin therapists and 2 nail therapists bringing the team total to 22. Massages still dominate the appointments but the nail area and facials are growing steadily in popularity. A new prod- uct line was introduced in the facials and Shiatsu massage was introduced in the massage area. The Member Guest Spa Day was very busy and well received. Programs and Events: The annual health fair was held in November. We hosted 15 vendors, raffles prizes were offered and flu shots were pro- vided, all helping to make a successful event.

The Food and Beverage Committee objective is to work with the Staff to maintain the standards and goals of the food and beverage operations. The Committee involves itself with the workings and demands in all food and beverage facilities. In addition they discuss and update the menus to more clearly present the dining offerings, including healthy options. During the December holiday period our staff served over 30,000 lunches and dinners. Most notable was the popularity of the Sports Bar Garden facility and the Main Dining Room which continues to show dramatic increase in covers from last season. The enlarged 19th Hole served daily over 1,000 breakfasts. The Club also served 35 home parties providing food, staffing, tables, chairs, linens etc. These parties provid- ed for over 900 guests.

The Frenchman’s Creek Ladies Golf Association (“FCLGA”) is open to all women residents of Frenchman’s Creek. Our objec- tives are to create, promote, and maintain women’s golf and its activities. Each year we seek to present exciting and stimulat- ing golf events for the community. We currently have over 275 members. During the year, we sponsored two Ladies Member Guest Days; a Mixed Member Guest Day, Sunday mixed or same sex cou- ples events; four fabulous “Nine, Wine and Dine” events; the annual Cove Creek Challenge played against Admirals Cove, and our Tuesday Ladies Days for both 18 and 9 holers. We also sponsored clinics for new and seasoned golfers.

We run three partnered multi-day major tournaments each sea- son: the Eclectic, Member-Member, and the President’s Cup. We end our season with a Flighted Club Championship event. We begin the season and end the season with an ABCD 9-hole scramble followed by a luncheon. I would like to thank the FCLGA Board for their dedication and hard work. The Golf Committee along with the Golf Staff is pleased at the participation from our membership in all of our club sponsored events throughout the 2014-2015 golfing season. The Member – Staff Golf Event continues to be very popular and we will continue to hold this event three times throughout the season. The members and staff from the entire club includ- ing the Executive Director participated. The Golf Committee along with the Men’s Health Day Com- mittee is proud to announce to the membership that we exceed- ed last year’s contribution in support of The Jupiter Medical Center. We had over 300 members play and/or contribute to this year’s event. We have raised over $300,000 for Jupiter Medical Center. We thank everyone who contributed and par- ticipated as well as encourage everyone to participate in the future for such a worthy organization in our community.

We have an accommodating and attentive Golf Staff who provide excellent instructional experiences. We are pleased that so many of our members and their guests take advantage of the instructional program we have developed. We would like to thank Robert Bruno and the entire golf staff who are easy to work with. Their cooperation and ability to change things at a moments notice makes everything work. The Golf Committee provides rewarding and enjoyable tour- naments including member guest days. We encourage all golfers to participate in our club events in the future.

My Co-Chair Mel Dinner and I would like to thank the membership for their input and commitment to getting the South Course re-grassing and improvement project institut- ed and completed. Over the coming months members will find that the South Course greens will soften and become more receptive. It goes without saying that Wes Dillard and his entire staff did a remarkable job working with the construction compa- ny to get the course done on time and on budget. They have our deepest thanks.

The Grievance Committee investigates all written com- plaints and conducts appropriate hearings as required.

Members and their guests are encouraged to use the Recreational Facilities and Common Areas as an extension of their homes and to conduct themselves at all times as ladies and gentlemen. The Committee and the Board continue to support the zero tolerance policy toward abusive conduct directed at hired and contracted staff by a member or a member’s guests.

During the year, Security implemented new procedures to control the speed of all vehicles traveling on the Communi- ty's roadways. These procedures have been very effective in documenting vehicles driving on our roads at excessive and unsafe speeds. The Board of Governors is committed to ensuring a safe community and has requested the Grievance Committee to assist in educating our residents regarding safety in the community

This year, changes to Florida law provided that Citizens poli- cyholders are not eligible to renew their windstorm policy with Citizens if they receive an offer of coverage from an authorized insurer. An offer was made to Frenchman’s Creek by Weston Insurance to take over Citizen’s coverage. Our broker, Alan Deresh, with Tanenbaum Harber negotiat- ed with Zurich to include three more buildings (Fitness Cen- ter, Pro Shop and Security), in addition to the Main Club House, for windstorm coverage in an attempt to provide cov- erage from a more reliable carrier on these larger value buildings. We continued the General Liability and Property insurance with Zurich with whom the club has been insured with for 20 years. All structural properties, other than the Clubhouse, Fitness Center and Guard House, are insured for named windstorm coverage by Weston with a 3% per building, per year deductible. The Clubhouse, Fitness Center, Pro Shop and Guardhouse are insured for windstorm, through Zurich, with a named-storm deductible of $2,240,000 per occur- rence. A $1,540,000 deductible buy back policy is in place to reduce the named-storm deductible on those properties to $700,000 per occurrence.

We maintained coverage with Chubb, C.N.A & Ohio Casualty for Employee Practices, D&O and an Umbrella Policy. This year we added a policy for Cyber Security. The committee met in January 2015 to compare the current health benefit broker, Gallagher Benefit Services with three other brokerage firms. Presentations were given by Sapoznik Insurance, Mercer and CBIZ Weekes & Callaway. After re- viewing the presentations and discussing the material at length the committee agreed that Mercer, who’s parent company is Marsh & McLennan one of the largest brokerage firms, is the best fit for our benefit plan. Mercer will go to market for this year’s renewal.

We have a very skilled committee who provides valuable in- sight to the community. I would like to thank them all for their service to Frenchman’s Creek.
