Landlord will not impose charges for CareFirst’s use of the Building’s loading docks, passenger and
freight elevators during construction, move-in, or Lease Term;

CareFirst will have no obligation to remove its Tenant Improvements at the end of the Lease Term.

of any improvements.

Building Services
Please provide the requested information below to confirm we have up-to-date information about the
Building, services provided, and subsequent cost:
a.
HVAC Service: Please confirm the following information about the Building’s HVAC service:
-Standard hours of operation
Landlord Response: CareFirst dictates the current operating hours of the building. Any
adjustments are requested through Merritt Management and made in real time.
-Cost of after-hours HVAC
Landlord Response: Currently CareFirst is not charged for after-hours usage.
-The size of the HVAC zones, the number of zones per floor, and method for activating the after-hours HVAC
system
Landlord Response: 10800 Red Run Boulevard has four (4) Trane 50-ton roof top units. The
HVAC lay out is two units per floor. The Energy Management System is Schneider Electric and
will override the system for after hour operation.
10802 Red Run Boulevard has (4) Trane 30-ton rooftop units and (4) Trane 40-ton rooftop
units. The HVAC lay out is four units per floor. The Energy Management System is Trane and
will override the system for after hour operation.
After hours requests are handled by Merritt Management and implemented in real time.
