Signage on floors fully leased by CareFirst;

Landlord Response: CareFirst shall be permitted elevator lobby signage on any floor on which

CareFirst occupies the full floor.

Signage on floors partially leased by CareFirst;

Landlord Response: CareFirst shall have suite entry signage on any partially leased floor.

Signage in elevators either fully controlled by CareFirst or adjacent to buttons on floors fully occupied by

CareFirst;

Landlord Response: CareFirst shall be permitted signage in elevators either fully controlled by

CareFirst or adjacent to buttons on floors fully occupied by CareFirst.

In addition, please indicate the signage rights, if any, of other tenants in the Building.

Landlord Response: Not Applicable

Sustainability & Wellness

Please state contemplated sustainability elements of or planned improvements to the Building and Project

design. Please state the level of LEED certification as well as other sustainability efforts such as green

building, energy star, solar power, electric car chargers, etc. Please state whether Landlord is willing to

purchase power from renewable energy sources and providers such as wind and solar. Please state how

employee health and wellness initiatives such as access to natural light and air have been integrated into the

Building and Project design.

Landlord Response: Currently there are no initiatives planned for the buildings.

29.

Real Estate Commission

JLL has been retained to act as CareFirst’s exclusive real estate representative. CareFirst understands, agrees,

and expects that JLL will be compensated for the entire lease term on the basis of the standard market

commission. The commission is to be paid by the landlord of the building that is selected; consequently, your

proposal should reflect this understanding. Please state the Landlord’s proposed commission in the proposal

and submit a copy of Landlord’s commission agreement as part of the proposal.

Landlord Response: Merritt shall pay JLL a market renewal commission of 2% outlined in a

separate agreement.
