-The cost of Chilled Water usage
Landlord Response: CareFirst pays no charge for chilled water usage.

Janitorial Services: CareFirst will continue to self-perform.

Above Standard Services: Please confirm that all non-standard or overtime services (including after hours
HVAC, janitorial services, etc.) supplied to CareFirst will be charged at Landlord’s actual direct cost, without
mark-up of any sort.
Landlord Response: In the event non-standard or overtime services, all costs will be at Landlords
actual direct cost, any HVAC costs will include a component of equipment wear.

Tenant-Provided Services: Please confirm that CareFirst will have the ability to engage its own contractors
to self-perform or provide additional services required, such as recycling and paper shredding. Please also
confirm the ability to control (or have reasonable control) over the Building’s security staff.
Landlord Response: CareFirst will continue to have the ability to engage its own contractors to
self-perform such services as janitorial, recycling and paper shredding and security.
24.
Parking
The availability of onsite parking will be a
major
factor in CareFirst’s evaluation of its occupancy alternatives.
CareFirst estimates that it will require the right, but not the obligation, to the maximum allotment of parking
spaces possible in the Building (or Project) for its employees. Please provide the following information
regarding the Building’s (as well as nearby) parking facilities:
Please confirm, or provide a plan to otherwise provide a ratio of four (4) spaces per 1,000 rentable
square feet shall be available to CareFirst in the Building’s onsite parking facility. Describe the details of such
parking arrangement (surface, covered, in building garage, etc.);
Landlord Response: CareFirst will continue to have parking availability of four (4) spaces per
1,000 rentable square feet. All parking is surface parking, free and unreserved.
25.
Public Transportation
Please state the Building / Project’s access to public transportation, or Landlord’s willingness to provide
shuttle bus or other services (Uber, car share, bike share, etc.) to access public transportation.
Landlord Response: The project has access to public transportation via the current bus line
(#59) serving the Red Run corridor. Any shuttle bus or other service will be the responsibility of
CareFirst.
